Construction of the first residential project of Echo Investment in Wrocław has been launched

Echo Investment has started construction of the ‘Przy Słowiańskim Wzgórzu’ modern apartment building in Wrocław on the Jedności Narodowej street.

According to Marta Politowicz, the manager of the Wrocław sales office of Echo Investment, the chief asset of the ‘Przy Słowiańskim Wzgórzu’ estate is its location. "The city centre is the location where most important public, educational and retail institutions are located. The vicinity of the Old Town enables active participation in the cultural and entertainment life of the capital of Lower Silesia whereas a big number of parks and green areas connected with cycle paths provides rest from the hustle and bustle of city life. It is a great place both for young and active people and those leading a calmer lifestyle who still want to have access to the attractions only the city centre can offer. The location on the Jedności Street means an easy and quick journey to work, which translates directly into a great saving of time, which residents of worse locations lose in traffic jams every day," says Marta Politowicz.

‘Przy Słowiańskim Wzgórzu’ is a residential complex with architecture of varied height (from 7 to 12 floors) and colour. The complex is fitted with a central courtyard, carefully arranged greenery and a playground.
The design of the building has been prepared by the architects form the APA Kuryłowicz & Associates architectural studio.

The architect Arkadiusz Chamielec, one of the authors of the concept: "We were happy to take up the project of designing the ‘premiere’ Wrocław residential project for Echo. While working on the concept we paid particular attention to creating a facility that would become inherent part of the surrounding urban fabric and creating the impression of a typical for cities stretch of tenements and quarter development. From the Jedności street the façade is divided into segments of diverse materials, covered with brick, limestone and sandstone, among others. The interior of the courtyard repeats this pattern in some fragments and the carefully arranged greenery and the playground for children will allow residents to relax in peace and quiet from the surrounding hustle and bustle of the city. Irregular distribution of balconies and loggias emphasizes the modern origin of the ‘Przy Słowiańskim Wzgórzu’ estate and the well thought out and functional layout of apartments guarantees comfortable life and ease of décor".

There are 197 apartments in the offer of ‘Przy Słowiańskim Wzgórzu’, from one- to five-room ones, with areas ranging from 41 to 97 sqm. Each apartment has a balcony, a tarrace or a loggia. Clients looking for more space will be able to use the option of joining apartments. There are commercial premises located on the ground floor with areas ranging from 51 to 124 sqm and access from the street level. In the underground of the building there is a two-storey car park offering a total of 211 parking spaces.

“This is a perfect offer both for people looking for an apartment for themselves and for investors planning to purchase apartments for lease. The apartments in ‘Przy Słowiańskim Wzgórzu” will certainly be popular with students of a number of universities located nearby, headed by the University of Wrocław. Investors preferring long-term contracts with companies will definitely be able to count on management staff of the companies located in the office buildings at Bema Square, Grunwaldzki Square and the direct surroundings of the Town Square,” adds Marta Politowicz.

In order to increase the comfort and the feeling of security of residents there will be a number of modern video surveillance and access control solutions used. Residents will be able to contact their visitors through videophones while access to the car park will be supervised by an industrial TV system.

Prices of apartments start at approx. 5,800 PLN gross per sqm. The cost of a parking space amounts to approx. 26,750 PLN gross while a utility room costs approx. 2,140 PLN gross per sqm.

The project on the Jedności Narodowej street is the first residential project of Echo Investment in Wrocław. So far the company carried out apartment projects in Warsaw, Poznań, Kraków, Szczecin and Kielce, many of its projects have received trade and customer awards for their architecture, quality and service standard.

Piotr Laszkiewicz, director of the Residential Project Department at Echo Investment said: “Wrocław is one of the fastest developing cities in Poland and a very prospective residential property market. The development plans of our company have included the capital of Lower Silesia for a long time because we realized its potential many years ago. Our plans were a little delayed by the recession of the Polish economy, but now, as the market is revived we start implementing them. I am convinced that the quality and solutions we offer not only will come up to expectations of clients but will also become standard setters for the whole industry. ‘Przy Słowiańskim Wzgórzu’ is a very important project for us, as it will become our business card in Wrocław, which is particularly significant in the context of our future residential projects that we are preparing on this market”.

The general contractor of the complex is Eiffage Budownictwo Mitex SA.

The construction of the facility started in July 201 and the planned completion date is H2 2012.

The project implementation value exceeds 40 mln PLN.
