The company Echo Investment presented details of residential project KLIMT HOUSE, realized at the small Kazimierzowska street in Warsaw. This prestigious apartmental building in which 60 apartments were designed, shall be put into service at the beginning of 2010.
KLIMT HOUSE is being constructed in Old Mokotów - one of the most beautiful and most prestigious districts of Warsaw. - This is a district with a well-organized infrastructure. There are shops, schools, banks, seats of cultural institutions, offices and public institutions in the neighbourhood. It’s also a wonderful place for rest. Morskie Oko Park, Dreszer Park, Mokotów Field or Słonimski square located nearby are ideal places for evening walks with a dog or bicycle rides. Mokotów has also perfect connections with other parts of the capital. A subway line runs through the district and Siekierkowski Bridge connects it with right-bank Warsaw - says Iwona Dekarz, Echo Investment sales department director.
The name of the building and the character of KLIMT HOUSE interior refer to creativity of Gustaw Klimt – a painter and graphic artist of the Vienesse Art Nouveau. Klimt’s works are characterized by decorativeness, stylization, wavy lines, unrestraint compositions and abstract and floral ornamentation. They are dominated by lively, expressive colors, especially gulden color. – Motives of the artist’s creativity will be easy to find in carefully designed common spaces of the building. The building itself has a simple form and usage of noble finishing materials refers to most fascinating elements in Klimt’s art: combination of sensuality, elegance and color – says Radosław Sojka, co-owner of architectural studio Mąka Sojka Architekci, to which the KLIMT HOUSE design was entrusted.
KLIMT HOUSE apartment building shall be integrated into pre-war tenement-houses, where the atmosphere of the old capital is still preserved. – From the north the building adjoins the modernistic tenement house constructed in 1932, and from the south – the school built in the 30-ties in accordance with the design of Polish functionalism master - Juliusz Żurawski – says Paweł Pyłka, the leading architect of the project. – The upper Mokotów is characterized by low, homogeneous development and the KLIMT HOUSE building with its scale and form corresponds with its surroundings. Bright, beige colors used in its front elevation give the sense of safety and warmth, and carefully elaborated interiors of the hall with the reception desk underline the original style of the project – adds Paweł Pyłka.
In KLIMT HOUSE building 60 apartments were designed of the area from 41 to 190 square meters. Each apartment shall have a balcony, loggia or terrace. Apartments at the two last storeys deserve special attention. – Two-level penthouses were designed there, of attractive interior and functional lay-out. In part of living rooms on higher storeys an open space was designed – mezzanine. This gives architects big possibilities to design extraordinary solutions, for example arranging a library – says Iwona Dekarz.
The high standard of apartments is supplemented by elegant finish of the building. In the representative hall there will be a central reception office, equipped, among others, with comfortable armchairs for waiting guests. The inside courtyard of KLIMT HOUSE was designed as the resting space: with greenery, carefully chosen elements of small architecture and a playground. – The comfort of everyday life of the future occupants shall be improved by trolleys designed for carrying of shopping bags and heavier items. They shall be accessible in the garage hall of the apartment building, from which it will be possible to go to habitable storeys of the building in an elevator – adds Iwona Dekarz.
The building shall be equipped with modern monitoring and access control solutions. The whole complex shall be enclosed. Entering the parking lot shall take place through a gate controlled with a remote controller and entering the buildings shall be only possible through the reception. Guests shall be able to contact directly with occupants or the reception-desk through a video-telephone placed next to the main entrance.
The general executor of the building is the company Vectra S.A. with its seat in Płock.
KLIMT HOUSE is the next of Echo Investment projects in Warsaw. Another project of this group is a winner of many awards - Mondrian House. The apartment building won the contest „Best Residential Development 2005”, organized by „Construction & Investment Journal”. It has also been acknowledged as “The most beautiful residential building” during the fair Murator EXPO Nowy DOM Nowe MIESZKANIE 2007, and also came fifth in the rating TOP 10 Apartment Buildings prepared by Noble Bank. Other projects accomplished by Echo on Warsaw market are, among others, apartment buildings: Flower House, Melody House (The Best Multifamily House 1998-1999), Kirkor, Nalewki, Ateńska, Osiedle Zeusa, Osiedle Inflancka (The Best Multifamily House in Warsaw 2004), residential complex Zwycięzców or apartment-office building Babka Tower.
Presently Echo Investment in Warsaw conducts sale of successive stages of residential complexes at Zwycięzców and Inflancka streets. Also realization of single-family housing estate in Bielany near Młociński Forest is in the pipeline.

Mąka Sojka Architekci is a well renowned architectural studio of Warsaw, established in 1999 by Maciej Mąka and Radosław Sojka. They have accomplished, among others, such apartmental buildings as: „PATRIA” in Powiśle district of Warsaw (project honoured with a statuette „Crystal Apartments 2007” and the title of the most luxurious apartments in Poland) and „ROYAL AXIS” and „AT CENTRE” being the part of New Wilanów project (holder of the title of the most luxurious project in Mazowsze). In their designs they combine esthetic values with high quality of utility solutions. Designed in 2003 „Na Dolnej” building is an example of a perfect adaptation into the context of the old Mokotów district using
the language of modern architecture. The two authors of KLIMT HOUSE - Paweł Pyłka and Radosław Sojka are co-authors of another apartmental building of Echo Investment in Mokotów district - MONDRIAN HOUSE.
