 Echo Group delivers solid first-quarter results and progresses with new developments

Echo Group began 2026 with solid operational performance and continued growth across its key residential, living and office segments. In the first quarter, the Group also strengthened its liquidity through the sale of fully leased buildings. The proceeds will support the launch of new office developments in central Warsaw. At the end of March, the Group’s assets amounted to PLN 6.5 billion, while its cash position stood at PLN 389 million.

One of Echo Group’s key growth areas remains its residential and living business. In the first quarter of 2026, the Group sold 602 apartments, up 14% year on year, and handed over 730 units to customers. These results were driven by Archicom, which continues to expand its residential offering in Poland’s largest cities.

In the living segment, the Group is approaching the closing of the largest transaction in the history of the Polish PRS market – the sale of approximately 5,300 Resi4Rent rental units for more than PLN 2.4 billion. The transaction can now proceed following the receipt of antitrust approval. During the first quarter, StudentSpace, the Group’s private student housing platform, also continued to expand. Projects currently under development in Warsaw will deliver 1,095 modern student beds, out of which 500 beds will be delivered in September this year.

“During the first months of the year, we continued to see growing demand for our living and office offering, which should have a positive impact on our results in the coming quarters. We are therefore continuing to execute our strategy of recycling capital from mature assets into new projects in prime city-centre locations. In Warsaw, we see very strong demand for centrally located, high-quality office space. These developments will further strengthen the Group’s solid foundations and create long-term value for our stakeholders,” says Nicklas Lindberg, CEO of Echo Group.

The Group is currently developing further office buildings within the Towarowa22 project in Warsaw and WITA in Kraków. It also completed Swobodna SPOT in Wrocław, delivering more than 16,000 sqm of modern workspace.

The development of new projects is financed, among other sources, through the successful disposal of fully commercialised assets. In the first quarter, the Group completed the sale of Brain Park A in Kraków for EUR 34 million. Following the reporting period, it also finalised the sale of Brain Park B for EUR 40.3 million, completing the disposal of the entire Brain Park complex.

“Taking advantage of the continued interest of both international and domestic investors in commercial real estate, we completed a number of successful transactions that confirm the quality of our assets. We also delivered solid operational results in the first quarter. Combined with the Group’s strong financial foundations and the favourable outlook for our key market segments, this creates a solid platform for further growth,” comments Maciej Drozd, CFO of Echo Group.

In February 2026, Echo Group on time redeemed Series L bonds with a nominal value of PLN 50 million, confirming the maintenance of a secure liquidity position and the consistent fulfilment of its financial obligations.
