Echo Investment divests the final phase of Brain Park office complex for approx. EUR 40.3 million
Echo Investment divests the final phase of Brain Park office complex for approx. EUR 40.3 million

Echo Investment has signed a final agreement for the sale of the Brain Park B building in Kraków to Sando Office, a Polish company. Fully leased, it offers close to 16,250 sqm of A-class office space and holds a BREEAM “Excellent” sustainability rating. The sale of Building B will mark the successful completion of the divestment of all phases of the Brain Park complex.

Brain Park B is third and last of the buildings of the Brain Park complex, one of central Kraków’s key business hubs. The well-connected building was designed by Baumschlager Eberle Architekci Kraków according to the latest trends in sustainable development. It features energy-efficient solutions, as well as partial power supply from renewable energy sources. The WELL Health-Safety and WiredScore “Platinum” standards confirm Brain Park’s highest quality, user safety and digital reliability.

The divestment of Brain Park B demonstrates that our well-designed, modern and fully let office developments continue to attract capital. For Echo Investment, this is yet another step in the consistent execution of our profitable growth strategy: we are unlocking capital from mature assets and redirecting it into new ventures with high potential. The deal confirms both the quality of the project and investors’ confidence in the best office assets in Poland,” says Judyta Sawicka, Head of Divestment & Investment at Echo Investment.

On the buyer’s side, legal advisory services were once again provided by LS-CORPORATE Legal Szermach law firm from Wrocław. Advisory support was provided by Colliers. Echo Investment was advised by Allen Overy Sherman.

Brain Park B is a workspace for companies such as EPAM, Aldi, IBM, Tanium, Emitel and Rise. Employees and guests enjoy a green patio with leisure zones featuring dining places, table tennis, chess tables, swings and an outdoor gym.

We are pleased to add another high-quality, sustainable office building to our portfolio, combining an attractive location, top environmental standards and long-term investment potential. We believe that such assets will consistently build value in the years to come,” said Przemysław Bokwa, CEO of Sando Office.

This is already the second successful transaction between Sando Office and the Echo Group. Previously, the Polish investor acquired the City 2 office building in Wrocław from Archicom.

Echo Investment had previously divested Brain Park "C" last November and Brain Park "A" last March. The company remains an active real estate developer in Krakow, where it’s currently completing the WITA mixed-use destination.
