Echo Investment has signed a final agreement for the sale of the Brain Park A office building in Kraków to the SCPI Transitions Europe, managed by Arkéa Real Estate Investment Management. Fully leased, Building A offers approx. 14,000 sqm of office space and holds a BREEAM in Use certificate at the “Outstanding” level.
Building A forms part of the first phase of the Brain Park complex, one of Kraków’s key business hubs, located at the intersection of Aleja Pokoju and Fabryczna Street. Arkéa Real Estate Investment Management, is an experienced real estate asset manager overseeing more than EUR 3.5 billion of assets across major European markets, including France, the Netherlands, Germany, Italy, Ireland and Poland.
“Thanks to its prime location, ESG solutions, efficient workspace design and vibrant tenant community, Brain Park has become one of Kraków’s most successful office developments. Building A is being transferred to Transitions Europe, French real estate investment vehicle, fully leased, confirming the sustained recovery of the Polish investment market,” said Judyta Sawicka, Head of Investment & Divestment at Echo Investment.
In the transaction, Transitions Europe was advised by Greenstone Asset Management, Dentons and Trebbi. While the seller was supported by Colliers, with legal advisory services provided by the law firm A&O Shearman.
Brain Park A is home to tenants including PepsiCo, Medicover, EY, RISE, the Institute of Forensic Research, Emitel, FOUR SUIT Technology and Klinika Miracki. Tenants and their guests benefit from a green courtyard with leisure areas and sports infrastructure.
The building incorporates energy efficient solutions and is partially powered by renewable energy sources. The Brain Park complex also offers electric vehicle charging stations, bicycle racks and changing rooms with showers.
