Echo Investment launches its Rezydencje Leśne project - an estate of detached houses inspired by the vision of ‘the garden city’.

Warsaw’s Młociny district has always been a unique place. An estate of single-family houses was planned to be built there as early as 1914 – ‘the garden city’, according to the ideas of the highly regarded British urban planner Ebenezer Howard. The central thought of the project was ‘living in the country, working in the city’. Howard considered living in a place combining benefits of a city with benefits of the countryside to be optimal. The innovative project was close to being launched when the turmoil of war thwarted the plans.

Now, after nearly 100 years, the idea has returned thanks to the Rezydencje Leśne project developed by Echo Investment. The luxury estate is located on the streets of Wóycickiego and Dankowicka.  Right next to it there is the Młociński Forest situated in the buffer zone of the Kampinos National Park.

Rezydencje Leśne is first of all an architectural concept based on full technical infrastructure. “Our offer includes ready facilities for starting construction of a house. It is a developed plot of land with ready infrastructure in the form of roads, pavements, lighting, utilities and a building permit for a house. After purchasing a plot of land a client only needs to make a decision on the launch of the construction, which they can carry out on their own or commission a company of their choice to do it for them. If a client wants to change the design of their house, they can count on the support of Echo Investment throughout the whole process of obtaining a new building permit” says Sylwia Pajdo, manager of Echo Investment sales office in Warsaw.

Rezydencje Leśne is a complex of 32 developed plots of land with areas ranging from 1,509 to 2,210 sqm. “Plot areas are reasonably big, which enables development of residence-like houses and it is such houses with areas ranging from 300 to 700 sqm that are offered to our clients” adds Sylwia Pajdo.

In accordance with Howard’s vision, designers of the estate particularly focused on the natural qualities of the forest. All this was done in order to enable residents to maintain the bond with their neighbours but also to provide them with peace and a feeling of comfortable isolation from their surroundings. The characteristic architecture style of the houses – their slender figure, the shape of their roofs and the irregular layout of the windows allude to the best traditions of the pre-war development of the Młociny district. It also allows for the best use of the forested part of the plots.

The architect Maciej Stoczkiewicz, the author of the design from the StoMM Architektura architectural studio: “The houses of simple architectural form refer to villa buildings present in this area of Warsaw. All aspects of the buildings emphasize the unique conditions for communing with the surrounding nature - grey stone facades constitute a stark contrast with the greenery, just like terraces, balconies and large windows as well as exits on the ground floor. Buildings are as if ‘lost’ in the woods, yet have an excellent connection with transport services in the capital city”.

The functional programme of the houses is as follows: on the ground floor there is a living room, a kitchen, a larder, a dining room, a study and a dressing room. On the first floor there are three bedrooms including bathrooms and wardrobes, a laundry room and a room over the garage in the biggest of the houses, which can be used as a room for guests or e.g. a housekeeper.

Prices of the plots including the infrastructure and designs range from PLN 850 to 1,280 gross per sqm. “They are competitive compared to prices of plots offered in the Młociny area. Even more so if we take into account the additional infrastructure which we offer to our clients” emphasizes Sylwia Pajdo.

The completion date for the development of the infrastructure of the estate (roads, pavements, lighting and utilities) is planned for Q1 2012. This is when buyers of the plots will be able to start construction of their houses.

Rezydencje Leśne is yet another project of Echo Investment in Warsaw. The award winning Mondrian House is amongst other projects developed. This luxury apartment won the ‘Best Residential Development 2005’ competition organized by ‘Construction & Investment Journal’. The project was also considered ‘The Most Beautiful Residential Building’ during the ‘Murator EXPO Nowy DOM Nowe MIESZKANIE 2007’ fair and came 5th in the ‘TOP 10 Luxury Apartment Buildings’ ranking prepared by the Noble Bank. Other projects developed by Echo on the Warsaw market include: Flower House, Melody House (The Best Multi-Family Apartment Building 1998-1999), Kirkor, Nalewki, Ateńska, Osiedle Zeusa, Osiedle Inflancka (The Best Multi-Family Apartment Building in Warsaw 2004), the Zwycięzców residential complex and the Babka Tower apartment and office building.

Echo Investment is currently selling luxury apartments in its Klimt House project located on Kazimierzowska street in Warsaw’s Stary Mokotów district.
