Morning jogging down a green path to Pole Mokotowskie and back. Having breakfast in a cafe near your place and walking your children to school along Konstruktorska Street. Working in an office, that is just around the corner. The most needed stores and services at your fingertips. A trip to downtown? Nothing could be simpler: you can get there even in 15 minutes by streetcar, bus or bicycle. It's all in Warsaw's Służewiec district – formerly the industrial and office district of the capital, and soon – a modern, comfortable and multifunctional place to live.
Echo Investment in cooperation with BBGK Architekci created a project that will introduce new functions to the business part of Mokotów: apartments, stores, service points and large social space. A quarter at Wołoska and Konstruktorska Street will become a truly comfortable city, where you can live, work, study or spend your free time within walking distance. In place of two older office buildings and a large reserve of land, an estate will be built with about 1.2 thousand apartments with green space for neighbourhood meetings, as well as paths for bicycles and pedestrians. A landmark of the project will be a public linear park along Wołoska Street, that could go to Pole Mokotowskie in the future. The developer will also build in the vicinity a comfortable school for at least 250 children. The whole undertaking is another stage of breaking Mokotow's business monoculture, introducing new functions and a balance into the life of the district. Thanks to the balance between the existing and new purposes, all the needs of residents and users will be met within walking distance.
“Echo Investment's strategy is to create good places to live, work and spend free time, places that attract people, that we call "destinations". Such assumptions are made in the case of a new project in Służewiec. Today, this place has great office buildings, proximity to downtown of Warsaw and improving social infrastructure. After adding new purposes, i.e. apartments with public green space, it will become a model, cross-functional and fully sustainable part of Warsaw," says Małgorzata Turek, Member of the Board of Echo Investment.
The dominant part of the project are diverse green areas and common and public spaces. On the plot of about 4.7 ha there will be 7 buildings with about 1.2 thousand apartments for sale and 1 building with apartments for rent. The buildings will be surrounded by natural and varied greenery, that will support natural water retention in the city. In total, within the estate and in its immediate vicinity, the greenery will cover as much as 3 ha. On the city’s plot along ul. Wołoska, Echo Investment also proposed construction of a linear park for pedestrians and cyclists, which would become the beginning of the city route connecting Służewiec with Pole Mokotowskie. The estate itself is designed in such a way as it was open, inviting passers-by and connecting the neighbouring quarters with a network of bicycle and pedestrian paths.
“Our goal was to design the urban fabric, improving the quality of the entire space in Służewiec. In urban designing we moved away from modernist city planning, separating apartments from work, recreational areas from stores and services. Therefore, we want to fit new functions into the current, mainly office character of the area. We have also taken care of social infrastructure. Enriching the neighbourhood with a residential purpose makes the district will have new needs, including easy and safe access to school,” says Wojciech Kotecki of BBGK Architekci.
The school for at least 250 children of junior classes will be built by Echo Investment on the plot at Konstruktorska Street. It will be designed by WWAA studio.
Echo Investment's strategy is based on building all-purpose, urban-scale projects that will attract people with a unique atmosphere - so-called "destinations". The developer's flagship such projects are the almost finished Warsaw Brewery and Fuzja in Łódź, which is currently under construction. The plot on which the Służewiec project will be built is the subject of a preliminary purchase agreement by Echo Investment from Immofinanz. First construction works could start in the middle of next year.
