Allen & Overy and Grupa Żywiec move into Warsaw Brewery’s Malthouse Offices
Allen & Overy and Grupa Żywiec move into Warsaw Brewery’s Malthouse Offices

The biggest office building in the Warsaw Brewery complex is now ready to be used. Allen & Overy and Grupa Żywiec have already started working in the Malthouse Offices. This is another step to complete the Warsaw Brewery quarter’s development.

The Malthouse Offices are the third and simultaneously the biggest office building throughout the project, that is put into use by Echo Investment. Another 24,000 sqm of modern office space offered to tenants is located in the heart of the Warsaw Brewery, in the immediate vicinity of the historic Malthouse, the Central Garden and the Storage Cellar.

- Offices situated in the Warsaw Brewery attracted great tenants that believed in a potential of our flagship project. From the very beginning we make sure that our offices provide a high standard. Although the entire Warsaw's Wola is full of offices, the Warsaw Brewery is a remarkable project. Timeless architecture, rich greenery that are merged with spacious, open city squares and a well-chosen range of restaurants and services at your fingertips are strong advantages of the project. The Warsaw Brewery community has gained more members. I am convinced that both Allen & Overy and Grupa Żywiec employees will soon be able to boast that they work in this exceptional part of Warsaw - says Michał Żelski, Regional Director at Echo Investment’s Office Department.

The Malthouse Offices have become a new office location for Allen & Overy and Grupa Żywiec.

The Warsaw Brewery is currently one of the most interesting locations in the capital. The highest standard of the project and the compex itself will surely meet the expectations of our clients and employees and will allow to develop innovative arrangement and technical solutions. We are proud to be part of a project that changes an image of Warsaw's Wola - says Arkadiusz Pędzich, Managing Partner at Allen & Overy in the Warsaw office.

Warsaw Brewery’s office part finished

The building is characterized by an extraordinary architecture designed by JEMS Architekci. It is distinguished by a non-standard body, that will surround the Storage Cellar and the Central Garden on on three sides. Similarly to other office buildings, it will have a stepped architecture, that in its main part will be 8th floor high.  Green terraces will be available for employees. The glass façade with champagne-colored cladding elements and slightly rotated vertical façade elements will give the building depth, variability and chiaroscuro. On a sunny day you will be able to admire glows and shadows reflected in this structure. On the first floor of the building restaurants and a gym will be located. Soon Bakery Browary Warszawskie will be opened here. The underground part of the building is connected to the historic cellars. This is where the original concept of the Lviv-based Kumpel Group will be created. Craft&Beer Buddy Atelier will soon welcome guests with beer brewed here, great liquors and delicious food.  On two levels of the underground car park there will be nearly 300 parking spaces for office workers as well as guests of the Storage Cellar and service premises in other parts of the Brewery.

- The Warsaw Brewery is increasingly more prominent in Warsaw's Wola district. Another part of the project is open to new users. The completion of the construction and obtaining an occupancy permit of the Malthouse Offices also means that nearly 50,000 sqm of the Warsaw Brewery office space is ready. This is another step to the completion of our city quarter - says Michał Gerwat, Project Director of Warsaw Brewery.

By the end of the year new buildings in the complex will be completed. It is worth recalling that Echo Investment has already completed three office buildings in the quarter of Grzybowska, Krochmalna, Wronia and Chłodna Streets: the Gatehouse Offices, the Villahuse Offices and the Malthouse Offices, three residential buildings along Krochmalna Street and the Gatehouse Apartments that are dedicated to Resi4Rent. The last finishing works are in progress in the icon of the Warsaw Brewery – the Malthouse Apartments. The developer is now focusing on revitalizing the historic Malthouse and the Storage Cellar. The last stage of the project will be to prepare common spaces: the Haberbusch and Schiele's woonerfu, the Central Garden, the Malthouse Squere and the Laboratory Courtyard. At the same time, finishing works are being carried out in restaurants and service premises in the Meeting and Flavors District that is being developed here.
