The highest office building of Warsaw Brewery reached its full height. The Villahouse Offices topped out!

A symbolic topping out was pulled up on the thirteenth floor of the Villahouse Offices being a part of the Warsaw Brewery complex. It means the end of construction works connected with getting the building higher. The completion of the construction of the Villahouse Offices is planned for the last quarter of 2019, and the first users will move into the building at the turn of January and February 2020.

Warsaw Brewery is a project that will restore a significant part of the city to residents of the capital. It creates places to live, work and spend time pleasingly. The building of the Villahouse Offices is the highest one being developed in this quarter, has reached its final height of 55 m. The building is located in the immediate vicinity of the restored Schiele Villa being a house of the former owner, of the famous brewery and will be the dominant opening the entrance to the heart of Warsaw Brewery.

Construction works at the building are going on in line with the plan. The assembly of the facade and installations inside the building such as ventilation, electrical installations, water and sewage systems, and elevators will start soon.

- This project is out of the box and constitutes a great example of the co-creation of the city. The chemistry of this place will be shaped by a skilful combination of apartments, workplaces, areas to meet and spend time and full urban infrastructure, allowing each Varsovian to benefit from the Warsaw Brewery complex. It is a space that attracts not only with architecture, but most of all with its designed landscape where you can build up your own piece of urban life - says Michał Gerwat, the director of the Warsaw Brewery project.

The thirteen-storey building of the Villahouse Offices offers over 16,000 sqm. More than 11,000 cubic meters of concrete and nearly 1.5 million tons of steel were used for its construction. The building was designed by the architectural office JEMS Architekci.

 - The stepped shape of the building indicates the entrance to the Time Cellars, the former storage cellar of the Haberbusch and Schiele brewery, and today - the heart of the entire Warsaw Brewery complex - says Marek Moskal, the architect at JEMS Architekci. - The refraction of the solid, the entrance arcades and the windows will be highlighted by a beer malt-coloured cladding. The rhythm of the deep graphite bolts of the facade will add extra depth to the completely glazed facade. We have planned service premises on the ground floor, high standard office space on the other floors - he adds.

In case of this building, the designers and the investor focused not only on functionality, but also on environmental aspects. The Villahouse Offices received its BREEAM certificate at an excellent level at the design phase.

- We place great importance on ecological solutions in all our projects. A special substrate on the roof allow us to plant and cultivate various species of perennials, grasses and herbs. Green roofs attract birds for nesting and breeding and are an attractive place for bees, butterflies and insects, which contributes to the increase of urban biodiversity - underlines Michał Gerwat.

Similarly important in the project is to provide convenient working conditions for building users, for example by using lighting zones, good quality air and water, and keeping the right temperature inside.

- We will prepare bicycle racks in the garage, lockers and drying cabinets for clothes. The building will have two stations for charging electric cars. The use of such a solution is a response to the growing interest in electric cars - adds Marek Moskal at JEMS Architekci.

The building of the Villahouse Offices has received an excellent BREEAM rating, thanks to the use of many supporting solutions, including saving energy and water as well as minimising the building's environmental impact. It is connected with responsibly selected building materials and waste management policy adapted, both while construction and operation of the building.

Browary Warszawskie is changing the quarter of Grzybowska, Krochmalna, Wronia and Chłodna streets. Currently, all parts of this multifunctional project are at the stage of advanced construction works, and two buildings have already been put into operation. The end date is planned for the last quarter of 2020.

- The third office building, the Malthouse Offices, is at the level of the first floor of the reinforced concrete structure. Two of the three buildings dedicated to Resi4Rent - a rental platform have already closed the reinforced concrete construction phase. Fitting-out works are underway at two another residential buildings at Krochmalna street. Their facade is almost ready, ventilation equipment is mounted on the roof, and greenery is being organised in front of the buildings. The building, Malthouse Apartments, is just about zero state - explains Michał Gerwat.

According to the assumption of the project, Echo Investment committed to restore Krochmalna street. The first section of this historic street will be ready in the third quarter of 2020.
