Collaborative workspaces take the awareness of Polish entrepreneurs by storm. The market has been growing for several years and the global industry leaders are also noticing the increasing popularity of flexible office solutions. WeWork, a space and service provider fostering collaboration, has been increasingly making its presence felt in Warsaw.
Mikhail Konoplev, General Manager WeWork Central and Eastern Europe says, "Adding Browary Warszawskie to our portfolio here in Poland proves our commitment and dedication to the country. We recently announced our first location in Warsaw, and we look forward to welcoming new members to our already flourishing ecosystem of 250,000 global members. Not only is this building in such a great location, but it also offers beautiful and modern architectural elements. We are excited for our expansion here and look forward to growing the community in Poland". WeWork's clients at Browary Warszawskie will be able to use as many as three floors in the first office building of the complex. Demand for flexible workspace across the world saw record growth in 2017, according to the latest Coworking 2018 report from global real estate services firm Cushman & Wakefield. As shown by the company"s research in collaboration with ShareSpace, the Polish flexible office web platform, new supply of coworking space in Warsaw had increased by nearly 100% year-on-year up to the current stock of 47000 sqm without including the number of traditional serviced office centres already present. Despite an incredibly dynamic increase in the volume of coworking centres, the flexible workplace sector still only comprises approx. 1,7% of the total modern office stock in the capital city, which as far as other European cities are concerned, means that Warsaw still has lots to catch up on. The stock of collaborative workspaces in Central London, one of the most mature flexible office markets in the world, comprises approx. 4% of the total office stock. The market in Warsaw is beginning to mature and its main driving force are international shared office space providers with an appetite to build scale in the best locations. Brands such as WeWork appreciate the number of corporations that have moved their operations to Warsaw and are developing new projects, a burgeoning startup scene with a regional potential as well as the high quality of office space and mixed-use investments such as Browary Warszawskie. "In Browary Warszawskie we will offer all the best in co-working. Good office service i.e. fast internet, reception service, special telephone boxes and common spaces for rest or individual work will of course be the basis. The sense of co-working is, however, building a community and we will also emphasize that in the new place. WeWork's clients will have access to a lot of events that will focus on establishing contacts, personal and professional development", emphasizes Michał Żelski, Senior Leasing Manager atEcho Investment"s Office Department. Subject to the package chosen, WeWork's customers at Browary Warszawskie will be able to use a mobile workstation in the shared space, rent a permanent desk for individual employees or a private, sound-proof office for a team. According to Mamstartup.pl survey the location is the most important feature for tenants in terms of co-working. Good location of the common office space, convenient transport and accessibility were indicated as significant by as many as 13% respondents. We designed Browary Warszawskie as a place for efficient work as well as recreation, meetings and leisure. A peaceful enclave is being developed here. The new centre of Warsaw is just next door and everything has perfect transport links to our quarter. We are very pleased that the quality of solutions used by us in office buildings convinced WeWork to start cooperation with us. I am also sure that after leaving the office every co-worker will appreciate the charm and city squares, courtyards, a place of rest and recreation which is available to everyone around the clock,” emphasizes Michał Żelski. WeWork was represented by Cushman & Wakefield, which facilitated the process of choosing this location and negotiating the terms of the agreement. "We are very happy to be able to work with WeWork, the global leader in flexible office space solutions. As it has proven to do so in other countries, this company will no doubt change the face of the office real estate industry also in Poland. Thanks to the vision and excellent project management of WeWork"s real estate team and Echo Investments" pro-active, best solution seeking approach, it was in our opinion one of the most efficient acquisition processes this year. The diversity of functions, amenities what is created on a place with beautiful, colourful history, proximity of global industry leaders and very good access to public transportation were some of the key ingredients which influenced WeWork"s decision to choose Browary Warszawskie, a unique project in the heart of the new financial center of Warsaw", commented Richard Aboo, Head of Office Agency CEE, Poland and Mikołaj Niemczycki, Negotiator at Office Agency of Cushman & Wakefield.
