Residents of Wrocław have acquired a taste for an institutional lease. Less than a year after putting into use, the first buildings of the Resi4Rent Wrocław Rychtalska project are 95% leased and the newly opened complex at Mieszczańska street is leased in 50%. In total, there are more than 570 comfortable apartments for rent in the Resi4Rent buildings in Wrocław.
Less than a year after the first project Resi4Rent Wrocław Rychtalska was opened, in April this year the company started to rent out another project in Wrocław at Mieszczańska street. All apartments are fully finished and ready to move in at any time. Each apartment is equipped with a fixed joinery, household appliances and all necessary furniture.
“Our buildings in Wrocław stand out by their excellent location with convenient and easy access to the city center. Our apartments are furnished in a comfortable and at the same time flexible way: you can find a place tailored to your needs. What is important for our clients, we are the owner of all apartments that we rent and that is why we can provide them with an adequate standard, without intermediaries and hidden costs,” says Sławomir Imianowski, CEO of Resi4Rent.
In total, Resi4Rent offers nearly 800 apartments in Wrocław and Łódź. As early as in August, another 450 units will be ready to rent out in the Warsaw Brewery – the revitalized quarter of Grzybowska, Krochmalna, Wronia and Chłodna streets in Warsaw.
“The level of interest in, and the pace of renting our buildings in Wrocław and Łódź show how big is the potential of the institutional rental market in Poland. It drives us to expand our portfolio with another buildings and cities. We have nearly 1.6 thousand apartments under construction, and we plan to be able to offer 7.5 thousand units by 2023. Soon we will launch our first project in Warsaw, but we also plan to have Resi4Rent buildings in Gdańsk, Poznań and Kraków,” adds Sławomir Imianowski.
The portfolio of Resi4Rent is constantly growing with new cities and projects. Due to the fact that the company is still growing, tenants will have a possibility to change their apartment into larger, smaller ones or differently located. This solution may mainly attract employees working on shorter projects, who move to another city every few months.
Currently, Resi4Rent owns six projects under construction or in an advanced planning phase. Ultimately, the company will offer 7.5 thousand apartments in the six largest Polish cities in 2-3 years - Warsaw, Kraków, Lódź, Wrocław, Gdańsk and Poznań. Echo Investment, one of the most important developers in Poland, that also holds 30% of shares in Resi4Rent, is responsible for planning, design and development of the project. The second shareholder is a recognized global investment fund (70%), represented by Griffin Real Estate.
